If you split the year between Central Florida and another state, your home still needs attention while you are away. A useful seasonal checklist helps you prepare before leaving, decide who to contact if something changes, and arrange cleaning or repairs before your return.
This guide focuses on planning and coordination. It is not a home-watch service, an HVAC inspection, or a substitute for your insurance policy, property manager, equipment manual, or advice from a licensed professional.
Before you leave: a Central Florida home checklist
Start with the items that could become harder to address after you leave. If your homeowners association, insurer, property manager, or equipment manufacturer gives you specific instructions, follow those first.
- Look for visible signs of water or moisture. Check under sinks, around toilets and appliances, near the water heater, and around windows and ceilings. Note any leaks, damp spots, musty smells, or condensation so you can arrange the right follow-up. The U.S. Environmental Protection Agency recommends fixing water problems promptly, keeping AC drain pans clean, and ensuring drain lines are unobstructed. If you find a leak or suspect hidden damage, contact a qualified professional rather than guessing at the cause.
- Make an HVAC plan for the time you will be away. Do not assume every home should use the same thermostat setting or have its system turned off. The right approach depends on the equipment, the home's humidity, and any manufacturer or insurer guidance. Ask a qualified HVAC professional whether your system needs service before departure and what operating settings are appropriate for your property.
- Arrange cleaning and small repairs while you can plan ahead. If the home needs a reset before it sits empty, book cleaning before you leave. Add small handyman tasks to one list, such as a loose door handle, a shelf to mount, or a minor adjustment. For work outside a handyman's scope, use the appropriate licensed trade.
- Write down the local contact and access plan. Choose a nearby person or property manager to contact if an urgent issue comes up. Agree on how an assigned professional can enter for a scheduled visit, and share only the access details needed for that job. Keep gate, parking, pet, and unit instructions accurate.
- Leave clear instructions for decisions and updates. Make sure your booking account has a phone number you can answer while away. Keep moisture in mind while the home is empty
Central Florida homes face a warm, humid climate, so moisture deserves a place in your seasonal plan. The EPA's guide to mold, moisture, and the home says that controlling moisture is key to controlling mold. It advises keeping indoor relative humidity below 60% when possible (ideally between 30% and 50%), using air conditioning or a dehumidifier when needed, and acting promptly when water damage occurs.
Those are general moisture-control recommendations, not a universal thermostat prescription. If your home has persistent humidity, a known leak, a musty odor, or suspected mold near HVAC equipment, ask a qualified local professional what to do. The EPA advises consulting a professional when you suspect that mold may involve the HVAC system.
While you are away: know who will respond
